Foundation
Our Prefabricated houses use the Smart Framing System technology, which is a construction up to 6 times faster than a conventional construction in addition to being ecologically sustainable.
Running Shoe
Shallow foundation consisting of beams that absorb the loads on the walls and distribute them linearly over the ground.
In the case of using running shoes or on rough terrain, there is a need to use a floor platform. It consists of a framework on which the OSB panels are attached.
The floor platforms have the function of forming a stable and rigid surface on which the buildings are built.
WALLS
With this technology of the Constructive Smart Framing system the walls are also called structural panels.
As it is a system with distributed loads, these panels constitute all the supporting walls of the building which have the function of receiving and transmitting the loads to the foundation.
The structure consists of metal profiles, which together with structural plates (OSB), constitute a diaphragm that will resist vertical loads (roofs and 2nd floors), perpendicular loads (winds) and cutting loads (earthquakes).
This constructive system allows the electrical and hydraulic installations as well as thermal and acoustic insulation to be easily incorporated into the panels.
Its design allows for greater thermal comfort with lower wall thicknesses when compared to other construction systems, thus gaining greater internal spaces.
PAVING
ROOF
The floor slabs are structured with running beams (uprights) or assembled trusses, which are subsequently locked with metal blockers and interwoven by tensioned metal strips.
Closing the walls
For its covering, two usual practices are adopted, dry slabs, composed of mezzanine panels (composed of cementitious board and wood) or mixed slabs that are composed of structural plates OSB Home M&F 18.3mm and overlapped with waterproofing membrane and a layer approximately 50 mm of reinforced subfloor (cement, sand and mesh to combat cracks and shrinkage). After these layers, the installations are free of any type of finishes and treatments that are necessary, depending on the environment.
This constructive system allows that at the bottom the floor platform (inter-floor), all electrical, hydro-sanitary installations, among others that are necessary, as well as thermal and acoustic insulation, are allocated, which guarantees greater comfort between the environments.
The main function of the roof is to protect the building and its inhabitants from the weather, in addition to performing an aesthetic function.
The roof consists of:
1- STRUCTURE: Composed of structural beams and plates that support their own weight, the weight of the roof and the structure of the inner lining, in addition to wind and rain loads. The roof structure can be wooden or steel depending on the project.
2- COVERAGE: This is the external part of the roof, which must be waterproof and resistant to weathering. Ceramic, metallic, fiber cement, concrete or asphalt tiles can be specified, as well as waterproofing sheets.
The system is very versatile, however the ideal is the use of light shingles such as asphalt (Shingle), which results in lighter and therefore more economical structures.

ELECTRICAL AND HYDRAULIC INSTALLATIONS
The electrical and hydraulic system used in the framing system is identical to that of a conventional construction,
presenting numerous advantages, among them, the practicality and agility in the installation.
Installations must be done before the walls are closed, avoiding the traditional break-up afterwards.
As it is an industrialized system, it allows for prior planning that makes it possible to prepare all the necessary holes for the passage of conductors and pipes.
Another advantage of the system is the ease of maintenance after the end of the work. Due to its design, it is possible to carry out a quick maintenance in addition to reducing costs with the replacement of coatings.
Thermal and Acoustic Insulation
The application of ceilings to buildings in Smart Framing can be done in the same way as in the traditional system.
It is possible to apply various materials such as plaster, wood, PVC or others.
The ceilings can have different designs with different levels, visible beams, false, inclined or flat ceilings.
The spacing of the structure to support the ceiling must follow the manufacturer's guidance.
In the plasterboard lining the perimeter screws must be applied every 15 cm and 1 cm from the edge while the intermediates every 30 cm.
It is important to check the parallelism of the longitudinal grooves for a perfect installation.
The Smart Framing Construction System allows the use of a wide range of products that have specific functions in construction.
They can be: thermal insulation, acoustic insulation, solar radiation barriers and moisture barriers. These insulations can be installed on external and internal walls, ceilings and roofs according to the needs of the project.
Thermal and acoustic insulation:
Thermal and acoustic insulation provide better comfort within the environments.
For its characteristics:
- prevent heat loss or gain inside a building.
- decrease the transmission of sound from one environment to another or from the outside to the inside.
These can be: glass wool, rock wool, polyester fibers, expanded polystyrene or polyurethane.
Solar radiation barriers:
This barrier reduces the solar radiation that passes through the roof, lowering the attic temperature and optimizing the use of thermal insulation.
Moisture barriers:
These work with a barrier that insulates the walls from the action of water and allows moisture to escape from the interior of the house with the medium. This prevents moisture condensation, which could result in mold, mildew or fungi inside.
Finishing
Windows and Frames
The installation of doors and windows under construction in the framing system can be carried out in the same way as in the traditional one, without the use of labor or special products.
The frames are fixed directly to the structure of the house, eliminating the use of the counter-frame, resulting in greater savings and faster installation.
As it is an industrialized construction system, the frames can be installed at the factory or at the construction site, which speeds up construction.
It is also possible to purchase frames without removing measures on site.
The frames can be made of tempered glass, solid wood, aluminum or PVC.
Coatings consist of the materials applied to the walls and floors of both the exterior and interior of a building.
With them it is possible to obtain an aesthetic diversity by creating architectural styles and concepts.
